Over the last decade Martin Gregory has  pioneered interactive Whole Life Cost modelling and the methodologies to recover these costs through equitable and transparent apportionment strategies.

He has developed a Model with unique strategic analysis capabilities, that asks the ‘what if’ questions about the development and its design before construction is committed.

Once a project becomes operational, clients want to better understand their financial position and the projected success of their development. We have built within our models the capability to not only see a project’s current financial performance but also financial projections from a Service Charge as well as a Reserve Fund perspective.

Gregory & Jones Consultants have developed a unique Design Validation Model which addresses the financial risks of a project through its whole life by understanding of project feasibility in terms of design, constructability, capital and operational costs.

The Model is a dynamic tool, ready to be adjusted as designs are updated to run scenarios on different design solutions. We have utilized our Design Validation Model to support design feasibility analysis of complex projects through stress testing different design iterations to ensure sustainable project success.

We enable developers to see beyond capital cost impacts to mitigate future risks. Our Design Validation Model also analyses sensitivities such as  project phasing and infrastructure development plans to determine the associated developer contribution. Using our unique Models, we have successfully supported developers in saving billions of dollars in operational costs over entire project life cycles.

The interactive Dashboard representation of Gregory & Jones Consultant’s dynamic Cost Model allows for real time visualisation of costs with changes in key strategies such as landscaping design, provision of common facilities and infrastructure.

Our early stage Design Validation Models can be integrated with appropriate design software, such as Rhinoceros®, to estimate the whole life costs associated with various design options. 

GJC’s Validation Model incorporates Live Parametric Adjustments, working together with other design tools in real time to adjust the visualizations and cost information. This allows for Strategic Options to be analyzed with a holistic view of their impact on the development.

As a live and adjustable Model, sensitivities can be adjusted to maintain relevance and adapt changes in line with market sensitivities such as changes in taxes, inflation and interest where applicable.
